About Our Service

Plasterers & Skimmers
in Rochdale & Greater Manchester

At NR Prime Projects, we carry out all types of plastering and skimming work for homeowners, landlords, and builders across Rochdale and Greater Manchester. From a single room skim coat ahead of decorating to a full house replaster after damp treatment, or plasterboarding a new extension — our experienced plastering team delivers a consistently smooth, flat finish that is genuinely ready to decorate.

Plastering is a skilled trade where the difference between good and poor workmanship is immediately visible on the wall. An imperfect skim shows every imperfection when painted — especially in raking light. Our Rochdale plasterers take the time to prepare surfaces correctly, mix to the right consistency, and apply with the care and skill that produces the clean, level finish our customers expect.

We work across all types of plastering — traditional wet plaster over brick and blockwork, skimming over plasterboard, dot-and-dab dry lining, Artex removal and ceiling replacement, and patch repairs after plumbing, electrical, or structural work. All our plastering work is carried out by experienced tradespeople using quality British Gypsum materials. See our full services or get a free quote today.

Skim coat plastering Rochdale
Most Common

Skim Coat Plastering

A skim coat is a thin 2–3mm layer of finish plaster applied over an existing sound surface — whether that is old plaster that has been painted and is looking tired, or new plasterboard that has just been fixed. It creates a hard, smooth, perfectly flat surface ready for decorating. Skimming is the most common plastering job across Rochdale homes and is ideal when the existing wall structure is sound but the surface needs refreshing before a redecoration.

Full replaster Rochdale
Full Replaster

Full Replastering

A full replaster involves stripping back the old plaster to the bare brick or block, applying a backing coat of bonding or browning plaster, allowing it to partially set, and then applying a smooth finish skim. This is necessary when old plaster has blown away from the wall, damp has damaged the substrate, or when carrying out major renovation work that requires starting from scratch. Full replastering takes longer but produces a far more durable result than simply skimming over failed plaster.

Plasterboarding and dry lining Rochdale
New Build & Extensions

Plasterboarding & Dry Lining

Plasterboarding and dry lining are the standard plastering approach in new builds, house extensions, and loft conversions. Plasterboard is fixed to a timber stud frame or glued directly to masonry walls using the dot-and-dab method, and then skimmed to a smooth finish. It is faster and more cost-effective than traditional wet plaster on new work, and can accommodate insulation boards beneath the board for improved thermal performance. We carry out all plasterboarding work before skimming as part of a full plastering service.

Artex removal and ceiling skimming Rochdale
Ceilings

Artex Removal & Ceiling Skimming

Artex and textured ceilings were common in UK homes built between the 1950s and 1990s. Many Rochdale homeowners want them removed to create the smooth, clean ceiling finish preferred in modern interiors. We can skim over Artex ceilings in many cases where the texture is shallow, or — where removal is required — we carry out safe removal and full replacement or overboarding before skimming to a perfectly flat finish. We always check pre-1984 textured coatings for asbestos before any disturbance work.

Plaster patch repair Rochdale
Repairs

Plaster Patch Repairs

After any building work — whether that is plumbing repairs, electrical first fix, structural alterations, or damp treatment — walls and ceilings are left with holes, chased channels, and damaged plaster that needs making good before decorating. Our Rochdale plastering team carries out patch repairs of all sizes, feathering new plaster into existing surfaces to produce a seamless result. We also repair cracked ceilings, blown plaster (plaster that has lost its bond to the wall), and any water-damaged surfaces once the underlying cause has been fixed.

Coving and cornice installation Rochdale
Finishing

Coving & Cornice Installation

Coving and cornice are the plaster mouldings that run along the junction of walls and ceilings, adding an elegant architectural finish to any room. We supply and install plaster and polyurethane coving in a range of standard profiles, as well as decorative period cornices for older Rochdale properties. Coving also has the practical benefit of concealing any slight movement cracking that commonly appears at wall-ceiling junctions in older homes. Removal and replacement of damaged or poorly fitted coving is also carried out.

Signs You Need a Plasterer

When Do Rochdale Homes
Need Plastering Work?

Not sure whether you need a skim, a patch repair, or a full replaster? Here are the most common situations where Rochdale homeowners call NR Prime Projects.

Before Decorating

Old paint builds up uneven texture over years of repainting. If your walls feel rippled, look patchy under a raking light, or have visible surface cracks, a skim coat before your next redecoration will transform the finish of the painted room. This is the most common reason Rochdale homeowners call a plasterer.

After Building Work

Any building work leaves behind disturbed plaster — electrical chases, plumbing pipes, new openings, structural steelwork, or new partition walls. Once the building work is finished, a plasterer is needed to make good all the affected surfaces before the room can be decorated. We work alongside our building team on all projects for a seamless finish.

After Damp Treatment

When damp has penetrated walls — whether from a leaking roof, rising damp, or a burst pipe — the existing plaster must be completely removed and replaced once the damp cause is resolved. Old damp-affected plaster contains salt crystals that will push through any new decoration if left in place. A full replaster with Renovating Plaster is the correct approach.

New Extension or Loft Conversion

All new builds, extensions, and loft conversions require plastering once the structure and first fix work is complete. New plasterboard walls and ceilings need skimming, and any newly exposed brick or blockwork needs a full backing coat and skim. We carry out all plastering work on our own extension and loft conversion projects as well as for third-party building projects across Rochdale.

Blown or Crumbling Plaster

Plaster that sounds hollow when tapped, is crumbling at the edges, or is bubbling and peeling away from the wall has lost its mechanical bond to the substrate — this is called blown plaster. It cannot be effectively skimmed over and must be removed and replaced. We identify blown areas during our survey and advise on the most cost-effective approach.

Artex & Textured Ceilings

Homes built between the 1950s and 1990s across Rochdale typically have textured Artex ceilings. If you want a smooth, modern ceiling finish, these need to be either overboarded with plasterboard and skimmed, or — where the texture is shallow — carefully prepared and skimmed over. Pre-1984 Artex must be tested for asbestos before any work begins.

Which Do You Need?

2026 Price Guide

How Much Does
Plastering & Skimming Cost
in Rochdale?

Plastering costs in Rochdale and Greater Manchester in 2026 typically range from £15 to £35 per m² depending on the type of work. Plasterers in the North West are generally priced lower than London and the South East by 15–25%.

The most important thing to understand about plastering costs is that the size of the room has a disproportionate effect on price per m² — setup, mixing, and cleaning time is roughly the same regardless of room size, so small rooms cost more per m² than large ones. A large open-plan area is significantly more cost-efficient to plaster than three small bedrooms of the same total area.

All our plastering quotes are free, fully itemised, and fixed-price. We assess the existing surfaces at the survey and confirm exactly which type of plastering work each area requires before quoting.

💡 What affects your plastering cost in Rochdale?

Type of work — full replaster costs significantly more than a skim. Room size — small rooms cost more per m². Access — high ceilings need scaffold boards. Preparation — removing old wallpaper or blown plaster adds cost. Number of rooms — multi-room jobs are more cost-efficient per room.

Smooth Finish & Advice

Drying & Painting Advice

When Can You Paint
Fresh Plaster in Rochdale?

One of the most common mistakes homeowners make after plastering is painting too soon. Freshly applied plaster must dry fully before standard emulsion is applied — painting over wet plaster traps moisture in the wall and causes the paint to flake and peel, often within weeks.

How long fresh plaster takes to dry depends on the room temperature, ventilation, the type of plaster, and whether it is a skim coat or a full replaster. As a general guide, allow a minimum of 4–6 weeks before applying standard emulsion. We always give you clear drying advice at handover.

In the meantime, you can apply a mist coat — watered-down emulsion — from around 3–7 days once the plaster has changed from dark pink to a pale cream colour throughout. A mist coat seals the surface without trapping moisture and prepares the wall for full emulsion coats once fully dry.

Plaster is drying correctly

The plaster changes colour from dark pink or brown to a pale, even cream throughout — not just on the surface. Good ventilation in the room, heating at normal temperature (not too hot), and no condensation on windows.

Mist coat — apply after 3–7 days

Mix emulsion with water at 70% paint to 30% water (or 50/50 if thick paint). Roll on a thin, even coat. This seals the surface and prevents full emulsion soaking in unevenly. Do not apply thick paint — it will peel.

Full emulsion — after 4–6 weeks minimum

Once the plaster is fully cream and completely dry throughout (not just at the surface), apply two full coats of emulsion. For a room that needs to be decorated quickly, allow as long as possible and use breathable paint in the first instance.

Do not use high heat to speed drying

Cranking the heating up high or using dehumidifiers aggressively causes the plaster surface to dry faster than the core, leading to surface cracking. Allow plaster to dry naturally at normal room temperature for the best result.

FAQ

Plastering
Questions Answered

Common questions from Rochdale homeowners about plastering and skimming costs, drying times, and what is involved. Not found your answer? Ask us directly.

Skimming a standard bedroom in Rochdale typically costs £250–£380 in 2026. A small room or single wall costs £80–£160. A large lounge or open-plan room costs £350–£550. Ceiling-only skimming costs £120–£280. Full replastering (backing coat plus skim) costs £600–£1,200 per room. A full house skim for a three-bedroom semi costs £2,500–£4,500. All our quotes are free, fixed-price, and fully itemised.

Freshly skimmed plaster takes a minimum of 4–6 weeks to fully dry before applying standard emulsion. You can apply a mist coat (70% emulsion to 30% water) after 3–7 days once the plaster has changed from dark pink to pale cream. Painting too early traps moisture and causes the paint to flake and peel. We always give clear drying advice at handover. Avoid high heat to accelerate drying — it causes surface cracking.

Skimming (skim coat) is a thin 2–3mm layer of finish plaster applied over an existing sound surface — old plaster or new plasterboard. It is the fastest and most cost-effective approach when the existing wall is structurally sound. Full plastering involves stripping the old plaster back to bare brick or block, applying a backing coat (browning or bonding plaster), and then finishing with a skim coat. Full plastering is required when old plaster has blown, damp has damaged the substrate, or in new builds and extensions where there is no existing plaster to skim over.

Yes — in many cases existing plaster can be skimmed over directly, provided it is structurally sound and still bonded firmly to the wall. Before skimming, we check by tapping the existing plaster to identify any hollow (blown) areas, and probe for active damp. Blown or damp-damaged plaster must be removed before skimming — applying fresh plaster over failing plaster will not hold and the new skim will eventually come away from the wall. We assess and advise at your free survey.

Yes — wallpaper must be fully removed before skimming. Plastering over wallpaper is not an acceptable finish because the moisture in the wet plaster causes the paper to lift and bubble, resulting in an uneven surface. Old glue and paste residue must also be washed off before plastering. Removing wallpaper is usually the responsibility of the homeowner before our plasterer arrives, though we can quote to remove it as part of the job if preferred.

Artex and textured coatings applied before 1984 may contain white asbestos (chrysotile). The presence of asbestos does not mean the ceiling is dangerous as long as it is undisturbed — it only becomes a risk when the material is sanded, drilled, or removed. Before any work is carried out on pre-1984 textured ceilings, we recommend having the material tested by an accredited asbestos surveyor (typically £80–£200 for a sample test). Where asbestos is confirmed, overboarding with plasterboard rather than removal is usually the safest approach. We will advise on the correct course of action at your free survey.
